What is Zoning?

Definition

Zoning is dividing a home into separately controlled heating and cooling areas, each with its own thermostat or sensor. In a ducted system, motorized dampers in the ductwork open and close on signals from a zone control panel; a multi-zone ductless mini-split achieves the same result with an indoor head serving each area.

Also called: Zoned HVAC, Zone control system

Why it matters to you.

Older Central Kentucky homes often have an upstairs that bakes in July and a back addition that stays cold in January, and one thermostat cannot satisfy both. Zoning can fix that, but uneven rooms frequently start as airflow or return problems, so the duct system needs a look first.

Practical guidance.

Homeowners can note which rooms run hot or cold and when, and check that registers and returns are open. Adding dampers to existing ductwork must be checked against static pressure and the equipment's airflow limits, so zoning design and installation is licensed-contractor work.
